There are Convenience Fees for paying via the web portal that are charged by the processing company, not RowCal. Fees are $1.99 per Echeck and $1.99 + 3% of subtotal for credit card transactions. These fees cannot be waived. ACH auto-pay has No Fees!
There are 51 homes located on Park College Drive, Julliard Drive, and Concordia Drive that make up the Hidden Canyon community. These homes have a secondary special maintenance fee "assessment," which pays for select services (billed quarterly). Those services are listed below in the Exhibit B document. HISTORY OF HOME COLORS:
When Classic Homes started developing the Hidden Canyon subdivision, they decided that the patio homes will be of a ranch style, with the neighborhood having a similar color scheme throughout.
The Hidden Canyon homes have three (3) exterior color palate combinations named Model A, Model B, and Model C. Model A is the lightest body-color home. Model B is the middle tone, and Model C is the darkest body color. A specific color palate combination was assigned to each home.
Classic selected the two primary stucco colors from El Rey Stucco Company for the Model A and Model C homes. Classic used a 50/50 blend/mix of those two primary stucco colors for the Model B homes.
Sherwin Williams does not work with El Rey to develop a matching stock paint color for El Rey’s stucco colors. However, Sherwin Williams can either manually match any stucco color or have their computer select the closet stock color match.
Today, with most homes in Hidden Canyon approaching 20 years old, owners are beginning to need to repaint some areas or all of their exteriors.
As a reminder, any paint, re-painting, re-staining, etc., must be submitted to the ACC (and approved) before beginning work. The ACC form is on the website.
GARAGE DOORS:
Garage doors (drive-thru and walk-thru) are to be painted the same color as the body of the home unless approved a different color by the ACC.
TRIM:
Classic Homes detailed extremely specific exterior trim colors on all models: one light color for the “bump-outs” on each model and a standard dark trim color (Virtual Taupe) for the facia boards and shutters on all models. Please see the attached color chips for examples.
STUCCO:
It is essential to understand that unless the stucco has major cracking problems, repainting the entire body is not recommended, as stucco needs to “breathe.” Some paints will prevent this, causing significant issues trapping moisture under the stucco. If you choose to paint your stucco, look for types of elastomeric paint, such as PPG Elastomeric [Perms-Crete Pitt-Flex] or Sherwin Williams (SW) [ConFlex SherLastic] (consult your paint store or paint contractor).
An effort has been launched to match the three-body stucco colors with stock Sherwin Williams colors. Model A and Model C touch-up paint was given to the original owners by Classic and labeled for the home’s stucco body. That paint was computer analyzed by Sherwin Williams, and the closest matching stock color was tested on Model A and Model C homes. Note: The stucco material initially installed on the MODEL C homes by El Rey Stucco Inc. has been discontinued (color Driftwood #111).
To date, an original touch-up paint for Model B body color has not been located. Because the actual color was a 50/50 stucco color mix, there may not have been any touch-up paint given to the first owners for the body color. A manual match has been made and tested on two homes with success. Because it is a manual match, there is a recipe-type formula, and the label with the formula is shown below with the samples.

SW 6101 Sands of Time is an excellent match and was tested on three Model B homes. (Sherwin Williams will not mix two of their stock colors and guarantee results. Manually mixing the Model A and Model C body colors is not recommended.)
