Hidden Canyon Community Overview
There are 51 homes located on Park College Drive, Julliard Drive, and Concordia Drive that make up the Hidden Canyon community.
These homes have a secondary special maintenance assessment, billed quarterly. This assessment funds select services specific to Hidden Canyon as outlined in Exhibit B of the governing documents.

History of Home Colors
When Classic Homes developed the Hidden Canyon subdivision, the patio homes were designed in a ranch style with a coordinated neighborhood color scheme.
Hidden Canyon homes have three exterior color palette combinations:
Each home was originally assigned a specific color palette.
Classic selected the two primary stucco colors from El Rey Stucco Company for Model A and Model C homes. Model B homes used a 50/50 blend of those two primary stucco colors.
Sherwin Williams does not maintain a stock match for El Rey stucco colors but can manually match or computer match a close stock equivalent.
As homes approach 20 years of age, many owners are repainting portions or the entirety of their exterior.
Any paint, repainting, or re-staining must be submitted through the Architectural Control Committee and approved prior to beginning work. All requests must be submitted through the Dorman homeowner portal.
Color chips or screenshots of color chips with code numbers are preferred with ACC submissions.
Garage Doors
Garage doors, including drive through and walk through doors, must be painted the same color as the body of the home unless a different color is approved by the ACC.
Trim
Classic Homes established specific exterior trim standards:
One lighter trim color for architectural bump outs
Virtual Taupe as the standard darker trim color for fascia boards and shutters
Please refer to the attached color chips for reference.
Stucco Guidance
Unless stucco has significant cracking issues, repainting the entire body is not recommended because stucco must be able to breathe. Improper paint selection can trap moisture and cause long term damage.
If painting stucco, consider elastomeric paint products such as:
PPG Elastomeric Perms Crete Pitt Flex
Sherwin Williams ConFlex SherLastic
Consult your paint supplier or contractor for compatibility.
An effort has been made to match the original three stucco body colors to Sherwin Williams stock colors.
Model A and Model C touch up paint was originally provided by Classic Homes and has been computer matched to the closest Sherwin Williams stock equivalent.
The original Model C stucco color Driftwood #111 from El Rey has been discontinued.
For Model B, which used a 50/50 stucco blend, a manual color match has been created and successfully tested. Because this is a manual match, a formula based mix is required. The corresponding formula label is shown with the samples.
